Water is the leading cause of chimney deterioration. Masonry chimneys are porous, and over time, rain and snow seep in, leading to:
- Spalling bricks (flaking or cracking)
- Mortar joint erosion
- Freeze-thaw cycle damage
- Interior water leaks & structural issues
Our vapor-permeable chimney water repellent forms an invisible barrier that stops water from soaking in — while still allowing moisture and gas to escape from inside the brick.
Masonry water repellent is preventative maintenance that will protection your chimney over the years. Our Masonry water repellent comes with a 10 year manufactures warranty. (Verify it is 10 or 12 years). We have been in the industry for over 15 years and have gone back to applications done 10 years ago and tested the chimneys applied and found the water proofing was still effective.
There are two different types a water repellent. They are a film and a penetrant. We always apply a penetrant. The benefits of this method are that it is vapor permeable and will still allow the chimney to breath. It is also VOC compliant and will not damage any plants or surrounding materials. This water repellent is water based and will absorb into the masonry. When water is applied to the masonry it will bead up instead of absorb into the masonry. A film applies a thin layer over the masonry. This layer will not allow the chimney to breath and can trap moisture. It does not allow water in or out. It can also change the color or the masonry and give it a shine. We do not use films we only used penetrants.

Our vapor-permeable chimney water repellent forms an invisible barrier that stops water from soaking in — while still allowing moisture and gas to escape from inside the brick.
We use professional-grade, siloxane-based water repellent designed specifically for chimneys. Unlike standard sealers or hardware-store sprays, ours:
Won’t trap moisture inside bricks (no peeling or blistering)
Allows brick to “breathe” while blocking rain
Penetrates deep for long-lasting protection
Comes with a 10-year manufacturer warranty
Safe for use on historic and modern masonry ✅ Applied only after chimney is fully dry and inspected for cracks
You should apply (or reapply) water repellent when:
You notice discoloration, moss, or algae on your chimney
Bricks appear damp long after rain has stopped
You’ve recently had your chimney repaired or rebuilt
You're preparing for winter freezing and thawing cycles
You want to extend the lifespan of a new chimney
We recommend reapplication every 8–10 years, or after major masonry repairs.
Step 1: Chimney Inspection
We check for cracks, gaps, and signs of water intrusion before any treatment begins.
Step 2: Surface Prep & Drying
Chimney is cleaned and fully dried to ensure proper absorption.
Step 3: Repellent Application
We apply our commercial-grade water repellent via sprayer or brush, ensuring total coverage.
Step 4: Final Testing & Recommendations
We inspect coverage and advise on any follow-up repairs or sealing for flashing/crowns.
- Prevents water absorption & long-term brick decay
- Minimizes freeze-thaw damage in Northern VA winters
- Saves money on costly chimney rebuilds or repairs
- Reduces interior water leaks around chimney base
- Protects crown, flashing, and mortar joints

No. Many waterproofing sprays trap moisture inside. We use a vapor-permeable formula designed for chimneys.
Not at all. The treatment is completely invisible — no shine, film, or residue.
Professional-grade repellents last 8 to 10 years, depending on weather and exposure.
